Is the fixed island secured to the floor?
CABINETS & DRAWERS
Are the cabinets properly aligned?
Are there no damages or imperfections on cabinets and drawers?
Do cabinet doors and drawers open and close properly?
SINK
Does the faucet work properly?
Does the hot water function work?
Does it drain properly when filled with water?
Is there no evidence of leaking such as water stains under the sink?
Is the dishwasher is properly connected under the sink?
APPLIANCES
Is there no surface damage (scratches and dents) for built-in appliances?
Does the range hood fan and light work properly?
Are user guides and warranty information provided?
BATHROOM
Do the lights work properly?
Does the GFCI outlet near the sink work properly?
Does the bathroom fan work properly?
Are there no missing or damaged tiles on the floor?
Are there no scratches, chips, or other damage on mirrors?
Do cabinet doors and drawers open and close properly?
TOILET
Are there no scratches, chips, or other damage on the toilet?
Is the toilet bowl secured to the floor?
Does the toilet flush properly?
Are there no water leaks around the toilet?
SINK
Are there no scratches, chips, or other damage on the sink?
Does the faucet work properly?

Does it drain properly when filled with water?
Is there no evidence of leaking such as water stains under the sink?
SHOWER/TUB
Is the caulking around the tub and shower enclosures done properly?
Does the shower head and drain work properly?
Are there no scratches, chips, or other damage on the tub?
Does the shower door open and close properly?
Are there no damages on the tiles?
LAUNDRY ROOM
Is the dryer venting outside?
Are water hook ups connected to the correct hot and cold inlet
Are there no damages on visible flooring?
Is there no surface damage (scratches and dents) on appliances?
Are user guides and warranty information provided?
INTERIOR
FLOORS
Are there no damages on all flooring?
Is there a minimum squeaking/minimum amount of spring when walking on the floor?
Do ceramic tiles have no cracks, chips or gouges?
CARPET
Are seams tight and has no gaps?
Are there stains or shade variations?
Are joints between ceramic tiles aligned and has proper grouting?
WALLS
Is there no uneven paint coverage on walls and trim finishes?
Are finished drywalls free from dents and gouges?
Is the trim (including baseboards and door and window casings) properly aligned, secure, painted/stained, and free from surface defects?
DOORS
Are doors well-fitted and open and close properly?
Do doors latch firmly and lock properly?
Have exterior doors been sealed with weather-stripping?
Is the exterior door leading to the garage equipped with an automatic closer?
Is the seal around the door tight?
Are closet doors secure and open and close easily?
Is the door finishing free from damage, such as scratches, dents, or cracks?
Is there a visible gap between the bottom of the door and the floor covering?
WINDOWS
Do windows open, close and lock properly?
Are window panes free from scratches, cracks, or other damage?
Is there no moisture between window panes?
Are all appropriate screens properly fitted in place and have no tears or holes?
STAIRS
Are handrails on stairs securely fastened and free from rough edges, chips, or other damage?
Is the stair finishing free from damage?
CLOSETS
Have shelves and/or rods in your closets been installed?
EXTERIOR
EXTERIOR CLADDING
Are there no cracked or damaged bricks?
Are weep holes clear?
Is stucco free from cracks or other damages?
Does the siding appear secured?
Is the siding not bowed or wavy?
EXTERIOR TRIM
Has the exterior trim been completed, properly painted and is free from damage?
Has all the caulking been completed around all windows, doors, and exterior openings?
Does the grading slope away from the house?
Do the basement windows below grade have window wells?
OPERATING SYTEMS
HEATING
Are the furnace and hot water heater functioning?
Are furnace filters cleaned properly?
Does the programmable thermostat for heating and cooling function properly?
Is the emergency shut off switch for the furnace accessible?
Are the shut-off valves for fuel supplies operable?
Is the maintenance schedule available to keep the equipment in top performance?
AIR CONDITIONING
Has the central air conditioner been installed and is functioning?
MECHANICAL VENTILATION
Is proper ventilation achieved to avoid condensation problems?
Does the principal fan switch function properly?
Is the heat recovery ventilator properly used and maintained?
COMPLETION
Additional Observations
The house has been constructed properly, and the builder provided assurance that everything is up to code and will function properly once the customer moves in.
