When inspecting condenser coils, first ensure power is off, then check for physical damage, bent fins, or debris accumulation. Look for signs of refrigerant leaks like oil spots or frost. Verify proper clearance around the unit for airflow. Note any corrosion or unusual noise during operation. Mark coils “at risk” if they’re dirty but functional, or if minor fin damage is present.

Before starting your inspection, always disconnect power at the circuit breaker for safety when checking electrical components. Wear appropriate PPE including gloves and eye protection. Never touch capacitors without proper discharge procedures. Allow hot components to cool before inspection. Keep a multimeter handy for electrical tests, and work with a partner when inspecting rooftop or difficult-to-access equipment.

Check for signs of improper refrigerant levels by monitoring system performance. Insufficient cooling, ice formation on evaporator coils, or hissing sounds near copper lines suggest low refrigerant. Use the temperature differential between supply and return air as an indicator. Only certified technicians should measure actual refrigerant levels, as this requires specialized equipment.

When marking a component “at risk,” add detailed notes describing specific observations—unusual sounds, visible wear, performance issues, or measurement readings. Include photos if possible. Note the severity and urgency of needed repairs, estimated remaining lifespan, and recommended corrective actions. This documentation creates a valuable maintenance history so you can prioritize follow-up work.
